Metropica Improvement District


On March 28, 2023, the City Commission granted the petition to the developer within the Metropica Improvement District (MID) to reestablish a community development district called “Metropica Community Development District” (MCDD).

MID was terminated and the ordinances No. 909-x and No. 909-x-14-a were repealed in accordance with Section 190.005(3), Florida Statutes.

MCDD is set to assume the existing obligations, indebtedness, and guarantees of the indebtedness of the MID.

 

 

THE PUBLIC PURPOSE OF THE SPECIAL DISTRICT

 

The purpose of the District is to provide or assist in the provision of land and public improvements - within its territorial boundaries or outside its boundaries which benefit property lying within its territorial limits.

The District is the best alternative mechanism for acquiring certain land and delivering such public improvements to the area proposed to be serviced by the District because it allows for the sharing of costs associated with economic growth and development consistent with City policy.

 

THE SERVICES PROVIDED BY THE SPECIAL DISTRICT

 

Ordinance No. 909-X – Section 4 
A LISTING OF ALL TAXES, FEES, ASSESSMENTS, OR CHARGES IMPOSED AND COLLECTED BY THE SPECIAL DISTRICT, INCLUDING THE RATES OR AMOUNTS FOR THE FISCAL YEAR AND THE STATUTORY AUTHORITY FOR THE LEVY OF THE TAX, FEE, ASSESSMENT, OR
CHARGE.
The district has a power to determine, order, levy, impose, collect and enforce non-ad valorem special assessments pursuant to Chapter 170, Florida Statutes, which special assessments may, in the discretion of the district, be collected and enforced pursuant to the provisions of Chapters 197 and 170, Florida Statues.

The district has a power to determine, order and levy maintenance special assessments to operate the district and to operate, maintain and preserve the facilities and the projects of the district, which shall be collected and enforced in the same manner.
